Interest Roll-Up Mortgages

Our premium lending solution for High Net Worth individuals.

Designed for those with significant assets our Interest Roll-Up Mortgage allows access to significant borrowing while preserving your wealth and liquidity.

Applications can only be made via a broker/intermediary.
The mortgage will be secured on your property (which may be your home). The property may be repossessed if you do not repay the outstanding balance at the end of the term.

Borrow more without disrupting your wider financial plans

With our Interest Roll-Up Mortgage, you can access substantial borrowing without the immediate need to sell assets or investments.

You’ll have the flexibility to align your borrowing with your wider financial objectives, without having to make monthly mortgage repayments.

Whether you need funding for property, investments, business interests or wider wealth planning, we’ll take the time understand your individual financial circumstances and objectives.

How does the mortgage work?

With an Interest Roll-Up Mortgage, you don’t make regular monthly mortgage payments. Instead:

  • Interest is added to your mortgage balance each month
  • Interest is charged on both the original loan amount and any accumulated interest
  • This means the amount you owe will increase over time
  • The original amount borrowed and all interest added must be repaid at the end of the agreed mortgage term.

You’ll also need a clear plan for how the mortgage will be repaid. This could include selling a property or using investment portfolios, pension assets or other acceptable assets.

Key features

  • Borrow from £1 million to £12.5 million
  • Available for Owner Occupier and Buy to Let properties in England and Wales
  • Variable rates only
  • No monthly mortgage repayments required
  • Interest is added to the mortgage balance over the term
  • The projected mortgage balance at the end of the term must not exceed 65% of your property’s current value
  • We offer a tailored approach to support your complex financial arrangements
  • An exclusive premium service provided throughout the mortgage application process and after your mortgage completes.

Is this mortgage right for you?

This mortgage may be suitable if you:

  • Hold substantial property wealth or investment assets
  • Have complex income or wealth arrangements, including pensions, trusts, investments or business interests
  • Want to access funds without selling long-term assets straight away
  • Are considering or undertaking estate planning or passing wealth to your family
  • Need funding for significant personal, property or wider wealth planning objectives.

This mortgage will not be suitable for everyone. If your priority is keeping as much equity as possible in your home, finding the lowest overall cost of borrowing, or if a standard repayment mortgage could meet your needs, you may want to consider other options. It’s also important to understand that because interest is added to the mortgage balance, the amount you owe will increase over time and the full balance must be repaid at the end of the term.

Who is eligible?

You’ll need to meet one of the following criteria:

  • Income - Annual net income of no less than £300,000
  • Assets - Net assets of no less than £3,000,000

For joint applications, only one of you needs to meet these requirements, although you’ll both be required to obtain Independent Legal Advice.

We’ll need to evidence and verify that you meet the relevant criteria as part of the underwriting process.

Assessing your application

As no regular monthly mortgage payments are required, we look at your wider financial position rather than relying solely on a traditional affordability assessment. We’ll look at:

  • Your overall financial strength
  • Your repayment strategy
  • Your ability to withstand changes in circumstances
  • The long-term impact of accumulated interest.

Important things to consider

An Interest Roll-Up Mortgage works differently from a mortgage where you pay the interest each month. As the interest is added to your mortgage balance:

  • The amount you owe will increase over time
  • Interest is charged on the increasing balance, so the amount you owe will grow at a faster rate over time
  • The interest rate is variable, so if rates increase, your mortgage balance will grow more quickly
  • As your mortgage balance increases, the amount of equity you have in your property is likely to reduce over time
  • The full outstanding balance, including all interest accumulated and added to the account, must be repaid at the end of the agreed mortgage term
  • If your repayment strategy does not perform as expected, you may need to sell other assets, refinance the mortgage or sell the property to repay the balance at the end of the term. If the balance isn’t repaid when required, your property may be repossessed.
